A little upkeep keeps an Aubrey water heater from failing on a cold morning
Most water heaters do not fail without warning. They give small signs for months: a rumble, a slow recovery, a drip at a valve. Preventative maintenance is about catching those signs and removing the sediment that shortens a heater’s life. Vor-Tex Plumbing Co. services tank and tankless water heaters in Aubrey and across Denton County. Call (469) 552-2881 to set up a visit.
What maintenance covers on a tank heater
- Flushing the tank. Minerals and sediment settle at the bottom. Draining the tank clears them out so the burner or lower element is not heating through a layer of grit.
- Checking the anode rod. This metal rod is designed to corrode instead of the tank. When it is used up, the tank itself starts to rust.
- Testing the temperature and pressure relief valve. It is the safety valve that opens if the tank overheats or over-pressurizes, so it needs to move freely and reseat.
- Checking the thermostat setting. A common household setting is 120 degrees. Higher settings raise scald risk and wear on the tank.
- Inspecting connections, the drain pan, and the expansion tank if there is one, for corrosion, seepage, and lost air charge.
- On gas heaters, looking at the burner area, the vent, and the pilot or igniter. On electric heaters, the elements and wiring.
What maintenance covers on a tankless heater
Tankless units use narrow passages, so mineral scale matters even more than it does in a tank. A maintenance visit generally means flushing the unit with a descaling solution, cleaning the inlet filter screen, checking the vent for blockage, and reading any stored error history. The tankless water heater page explains what else sets those units apart.
Signs your heater needs a visit now
- Rumbling, popping, or banging when it heats.
- Hot water that runs out sooner than it used to.
- Cloudy, rusty, or sandy water from hot taps only.
- Moisture, rust streaks, or a stain on the pan or the floor around the base.
- A relief valve that drips or a drain line that is wet.
Maintenance cannot rescue an old tank
We will be straight with you: flushing and checking a heater slows wear, but it does not reverse it. A tank that is past roughly 8 to 12 years old, rusting at the seams, or leaking from the tank body should be replaced, not maintained. On a tank that has never been flushed, draining can occasionally uncover a weak spot that the sediment was hiding. If that happens, we show you and explain the options. See water heater repair and installation and the water heater cost guide if replacement is the better move.
How often to have it done
Many manufacturers recommend a yearly flush, and your manual is the final word for your model. Water with more minerals in it calls for more attention, and soft water for less. If you do not know when the heater was last serviced, assume it is due.
When to call us right away
- Water is pooling around the heater. Shut off the cold water supply to it and call.
- You smell gas near a gas heater. Leave the home, call your gas utility or 911 from outside, then call us.
- The relief valve is discharging steadily, or hot water is running out of the overflow pipe.
What a maintenance visit looks like
- You call, and tell us the heater type and how old it is, if you know.
- We go through the checks, flush the unit, and tell you what we found. The $79 dispatch fee covers the visit, and it is credited toward any repair you approve afterward.
- If something needs fixing, you get the estimate before we touch it, and we show you the part we replace.
- Warranty. Repairs where we supply the parts carry a 5-year warranty on parts and labor.
What your water does to the heater
Hardness decides how fast scale builds. The Town of Northlake’s 2024 water quality report lists hardness between 76.5 and 175 ppm, about 5 to 10 grains per gallon, so heaters there collect scale and benefit from regular flushing. Homes in Providence Village east of FM 2931 are all-electric, according to the town directory, which means every heater there relies on electric elements that are worth checking.
