Two water systems, and one set of Town rules
Little Elm is one town with two water suppliers, and which one you have changes our advice. Most of Little Elm is on Town water supplied by the North Texas Municipal Water District. Union Park is different: Union Park’s FAQ says it gets water and sewer from Mustang SUD under a contract with the Upper Trinity Regional Water District. Check your bill to see which one you are on.
The Town’s 2025 water quality report lists hardness of 96 to 200 ppm, roughly 5.6 to 11.7 grains per gallon, pH of 7.3 to 8.8, and a chloramine average of 2.1 ppm. That is moderate hardness, enough to build scale on a water heater element and the floor of a tank, which is why heaters get noisy and slow to recover. Mustang SUD’s 2025 report lists its groundwater at about 4.8 ppm hardness and 222 ppm sodium, but Mustang also uses surface water, so read your own report. Either way, we would test before recommending a water softener. A water quality test answers the question.
The Town’s water heater rules
Little Elm has more specific rules for replacing a water heater than most towns. The Town’s water heater replacement regulations require a permit, which costs $50, and an expansion tank on city-supplied lines. They also call for a sediment trap on the gas line, a pan and drain, and a final inspection, and plumbers must register with the Town.
The expansion tank matters. A city-supplied line is a closed system, so heated water has nowhere to go as it expands. Without a tank, you get a dripping relief valve, pressure spikes and banging pipes. We pull the permit and install to the Town’s rules. See water heater repair and installation.
The 1999 to 2008 second-heater wave
About 91.6 percent of Little Elm’s 18,883 homes were built in 2000 or later, as the town grew from 3,646 people in 2000 to 46,453 in 2020. Several subdivisions date to the first wave:
- Villages of Woodlake: started in 1998, with homes from 1999 to 2005, north of Eldorado Parkway.
- Lakewood Estates, Eldorado Estates and Frisco Ranch: built across the 2000s, Eldorado Estates with 1,262 homes.
- Paloma Creek South: earliest homes from 2005, with later phases in 2007 and 2013.
- Union Park: phase one opened in 2014, with later phases through 2018.
Tank heaters in the oldest of these are due for a second or third unit, so replacement is a common call. The Town’s lead and copper page reports its inventory found no lead service lines and no galvanized lines needing replacement.
Gas is mostly CoServ
According to the Railroad Commission’s 2019 table, CoServ Gas had 8,277 residential customers in Little Elm and Atmos Energy had 1,245. That is about six and a half to one, so most gas appliance and line work here is on CoServ. If you smell gas, leave the home and call your gas utility or 911 from outside. For appliance hookups and house piping, see gas line repair.
Slab homes on clay
NRCS samples pulled from Soil Data Access found mostly clay across Little Elm, including Wilson clay loam and Ferris-Heiden and Branyon clays, with topsoil at 30 to 52 percent clay. Clay swells when wet and shrinks when dry, and slabs move with it. Drain lines under the floor can crack, with signs like a rising water bill, a damp or warm patch of floor, or the sound of running water when nothing is on. See slab leak repair and leak detection.
February 2021, and who to call
During Uri, the Town had no boil notice, but Mustang SUD did, according to the Little Elm Journal. The fire department also took 54 leak and burst-pipe calls. For a main break after hours, the Town’s Public Works line is 972-377-5556, and call 811 before digging. Inside your walls, we handle leak and burst pipe repair at any hour.
Clean-outs, HOAs, and the Town’s offices
The Town’s Public Works page describes the sewer clean-outs on a Little Elm home as two white pipes near the foundation. If a drain backs up, knowing where they are saves time. Little Elm is also a town of homeowner associations. The Town’s voluntary HOA directory lists 32 of them in eight zones, including Union Park, Paloma Creek, Hillstone Pointe and Valencia on the Lake. Some HOAs have rules about exterior work, so mention yours when you call. For permits, Building Safety is at 100 W. Eldorado Parkway, 214-975-0456.
Little Elm covers about 22 square miles, roughly four of them water, per Wikipedia.
What a visit looks like
You call, and we come to you. We look at the problem, explain what we find, and give you an up-front estimate before any work begins. The $79 dispatch fee is applied toward your repair when you approve the recommended work. Savannah and nearby
We also serve Savannah, an unincorporated community in Denton County north of US 380 in ZIP 76227. It is not part of Little Elm, so the Town’s rules above do not apply there. From our shop in Aubrey, Union Park is roughly seven miles away and the Town Hall area about eleven. We are a family owned local business, open 24 hours. Call (469) 552-2881. Neighbors we serve include Oak Point, Lakewood Village and Aubrey.
