Two water suppliers in one town: check your bill first
Oak Point does not have one water system. The Town’s water page lists Mustang SUD for Crescent Oaks, Eagles Landing, Emerald Sound, Shore Acres, Woodridge Estates, Yacht Club Estates and most of the land west of Yacht Club Road. Undine Texas serves Gates of Waters Edge, Wellington Trace and properties east of Yacht Club Road, south of Eagles Landing Boulevard.
It matters because your supplier decides which water report applies to you, who issues a boil notice, and who you call about a main-side problem. Before we talk about any water heater or fixture problem, we ask who sends you the bill. If a leak sits between the meter and the house, the repair is on your side of the line, and we can find it.
The numbers below come from Mustang SUD’s report only. If Undine Texas supplies your home, ask them for their current report.
What Mustang’s report says about the water
Mustang SUD’s 2025 water quality report shows a mix of groundwater and surface water from the Upper Trinity Regional Water District. The groundwater table lists total hardness of about 4.8 ppm and sodium of 222 ppm, and an average total chlorine of 2.45 ppm. Put plainly, that groundwater is very soft and fairly salty.
- No scale story: there is almost no hardness to leave deposits, so we do not start with a descaling or softener conversation.
- Softener caution: a salt softener adds sodium to water that already has plenty and has little hardness to remove. Ask to see the report before anyone sells you one.
- Worn parts: when a faucet drips or a toilet runs, the cause is usually age, not minerals. Our water quality testing page covers what a test can and cannot tell you.
Homes from 1969 to today
Oak Point went from 387 residents in 1980 to 4,357 in 2020, according to the Texas State Historical Association, and the housing shows it. The Town’s 2019 comprehensive plan counts 1,332 housing units, 94 percent of the occupied ones owner-occupied, with slightly more than half built after 2000.
- Crescent Oaks Beach Estates: listings run from 1969 to 2026. The earliest homes predate modern plumbing materials, so repairs here often start with finding out what was used.
- Eagles Landing: sales are mostly homes from 1994 to 2001, which puts original tank water heaters well past their expected life.
- Woodridge Estates: phases one through four, built from 2006 to 2018.
- Wildridge: still building off Sunset Lane, with new construction in the same town as the 1990s homes. See water heater repair and installation for how we handle both.
Gas, propane and electric water heaters
The Railroad Commission’s 2019 gas table counts 568 Atmos Energy residential customers in Oak Point, while the Town’s plan counts 1,332 housing units. That gap is a reason to confirm what your home actually runs on before you pick a replacement, since a gas heater, an electric heater and a propane setup are three different jobs.
- Electric: failures usually show up at the heating elements or the breaker.
- Propane: add a tank, a regulator and line fittings to the list of things that can run out or wear.
- Natural gas: a vent and gas connection that has to be right before the heater is lit.
If you smell gas, leave the home and call your gas supplier or 911 from outside. Do not use switches or a phone indoors.
Lake, lots and soil
The plan describes lots of one to three acres on the west side and smaller lots, from 10,000 square feet to half an acre, toward the east. It also counts 1,411 acres of lake, about 20 percent of the city and its extraterritorial area, and notes that parts of town flood because of insufficient drainage. Saturated ground around a slab or a buried line is a stress that dry yards never see.
The ground also changes lot to lot. USDA sampling, pulled from Soil Data Access, found Navo clay loam next to fine sandy loams. Clay and sand hold and release moisture differently, so a slab or a buried line sitting across both can move unevenly. That is how some homes end up with a slab leak or a water bill that climbs for no visible reason. See leak detection and slab leak repair. On acreage, long runs from the meter or a well also show up as weak pressure or slow hot water, which the planning survey backs up.
Permits, code and February 2021
Oak Point uses the 2021 International Plumbing Code with local amendments. The Town’s building inspections page says permits and inspections have gone through GovWell since March 2026, and the office number is 972-294-2312. When your job needs a permit, we pull it.
During Winter Storm Uri, Mustang SUD’s boil water notice covered 41,874 people and was lifted on February 20, 2021. Whichever supplier you have, the home-side advice is the same: know where your main shutoff is, let exterior faucets drip, and insulate exposed lines. A well pressure tank and its lines need the same protection.
