Which water, which district: Northlake depends on your address

Northlake does not treat its own water. According to the Town’s 2024 water quality report, Upper Trinity (Lake Lewisville) supplies the northern subdivisions and Fort Worth supplies the south, and both use chloramine disinfection, with an average of 2.62 ppm. Layered on top are special districts: Belmont FWSD 1, Canyon Falls WCID 2, Northlake MMD 2, Pecan Square MMD 1, and The Highlands PID, per the Town’s special districts page.

That affects who you call. Pecan Square water and sewer are the Town’s, with Atmos for gas and CoServ for electric, per the community FAQ. Canyon Falls spans Northlake, Flower Mound, and Argyle, and water and sewer depend on the address, per its FAQ. Town Hall, at (940) 648-3290, can tell you who owns your meter. We handle the plumbing on your side of it.

The February 2021 boil notice on the south side

Winter Storm Uri showed how the two supplies differ. A pump station generator at Canyon Falls tripped on February 15, 2021, though pressure stayed above 20 psi. Fort Worth’s supply lost lines and treatment power, and a boil notice covered the area south of FM 1171 from February 16 until the Town lifted it around noon on Saturday, per a Town council packet. DFW later logged 58 straight hours at or below freezing in January 2026. If your pressure drops or the water runs cloudy or full of air after a freeze, the cause may be upstream. If you are leaking inside, shut off the main and call. See 24/7 emergency plumbing.

Hardness is published here: 5 to 10 grains

Northlake’s report lists hardness of 76.5 to 175 ppm, or 5 to 10 grains per gallon, with pH from 7.8 to 8.5. That range moves with the supply. Scale can build on a tank heater’s elements and on fixtures, and the signs are a popping tank, thinner hot water, and white crust on faucets. Our preventative water heater maintenance service covers flushing a tank. If you are weighing a conditioner, our water softener installation page lays out the question. We will tell you plainly if the scale in your house does not justify one.

A very young town, and an even younger water heater fleet

The Census Bureau counts 2,889 housing units, with a 2015 median build year. Of them, 852 were built in 2020 or later and 1,297 in the 2010s, about 74 percent since 2010. Only 70 homes date from the 1990s and 76 from the 1980s. The population grew from 1,724 in 2010 to 5,201 in 2020, per the TSHA.

That means the 2010s tank water heaters are now roughly 7 to 16 years old and will wear out in the same few years. The sign is rust-colored hot water or a leak at the tank base, and with this many in the same age bracket, scheduling matters. Also, about 38 percent of homes are rented (1,100 of 2,889), so many calls come from a landlord or a tenant. Say who is on the lease and who can approve work, and we handle the rest. See water heater repair & installation.

Communities include Pecan Square (1,157 acres at I-35W and FM 407, 3,000-plus homes, opened fall 2019, per the Cross Timbers Gazette), Canyon Falls, Harvest, and The Ridge at Northlake. Of occupied homes, 1,713 heat with electricity and 1,124 with utility gas, so check your fuel.

Heavy clay under the slab

A USDA soil data query we ran maps Sanger clay at Town Hall and Slidell clay at Pecan Square, the two highest swell ratings in that query, plus Medlin-Sanger clay at Canyon Falls and Mingo clay loam at Harvest Way. Clay that swells and shrinks with moisture can stress drain lines in a slab. Signs are slow drains, cracks near fixtures, and a water bill that creeps up. See slab leak repair and leak detection.

Winter averaging and permits

The Town sets sewer charges by winter averaging from December to February, per its winter averaging notice. A hidden leak or a toilet running in those months raises the year’s sewer charge. New accounts are capped at 8,000 gallons until a full winter period (10,000 for Argyle MUD 1). A running toilet is the usual culprit.

Plumbing work needs a permit through the Town’s online portal, and contractors register online, with plan review by SAFEbuilt, per the Town’s permit page. We pull permits for work that needs one.

Where Northlake sits

Northlake uses ZIP code 76247, and Town Hall is at 1500 Commons Circle, Suite 300. The main roads are I-35W, SH 114, FM 1171, FM 407, and FM 156, per the Town’s community profile. The Town’s sewer system has about 7,000 accounts, 85 percent of them residential, with treatment from the Trinity River Authority. At that scale, most of our calls come down to a house, not a main, and we start by asking which district you pay.
