A railroad town with two kinds of plumbing

Sanger started in 1886 as a Santa Fe Railroad stop, per the Texas State Historical Association, and downtown still has buildings like the 1916 W.O.W. Building. Around the square, houses from the early and mid 1900s sit within a few miles of subdivisions built in the 2000s and 2010s. The Census Bureau’s 2020 to 2024 estimates count about 3,856 homes, with 157 built in 1939 or earlier, 22 in the 1940s, and 146 in the 1950s. That is 325 homes from before 1960, alongside 993 from the 2010s and 799 from the 2000s. A call to Sanger can mean galvanized pipe or a ten-year-old tank heater, and we treat them differently.

What the older homes near the square tend to need

Homes from before 1960 commonly have galvanized steel supply lines, which narrow from rust inside until pressure drops and the water turns brown, and cast iron or clay drains that scale, crack, or let roots in. We confirm what you have by looking, not by guessing from the year. Typical signs:

  • Low pressure at one faucet while the rest of the house is fine.
  • Rust-tinted water after the house has sat unused.
  • A kitchen or tub drain that slows down again within weeks of being cleared.

Sometimes a repair is enough. Sometimes it makes more sense to talk through repiping or a sewer line repair. We give you the estimate before work starts and show you what we found. A plumbing inspection is also a reasonable step before you buy or sell an older house here.

Homes from the 1980s through the 2000s

Sanger’s median home was built in 2001, and the median value is $295,400, per the same Census data. By that math a lot of Sanger houses are on their second water heater or about to be. Hundreds of homes from the 1980s (736), 1990s (417), and 2000s (799) fall in that window, where a tank gives you lukewarm showers, rumbling, and eventually a leak at the base. In a house with that value, repair-first decisions make sense, and we will say so when a repair is the better call. See water heater repair & installation for how we compare the two.

Newer communities include Sanger Circle off Highway 455 and Marion Road, built by Ultra Homes, plus Lane Ranch, Sable Creek, and Stonehenge II.

Wells and lake water in one system

Unlike towns that buy every gallon, Sanger runs six city wells in the Trinity Aquifer and also buys surface water from Lewisville Lake through the Upper Trinity Regional Water District, according to the City’s 2023 water quality report. The City reports a Superior rating and an average chlorine level of 1.29 ppm. In 2021 sampling, the 90th percentile for lead was 1.6 ppb against an action level of 15, and copper was 0.18 ppm, with none of 20 sites above the action level. The City also offers a lead service line inventory tool, and homes built after 1986 carry lower lead risk.

Permits and the 2021 plumbing code

Sanger’s Building Inspection office is part of Development Services at 201 Bolivar Street, (940) 458-2059. Contractors must register each year, and applications go through the City’s online system. The 2021 International Plumbing Code applies to permits issued on or after October 15, 2024. We pull permits for work that needs one, so you do not have to learn the portal.

Sewer, soil, and the lake nearby

Sanger’s wastewater system includes six lift stations, and the City names moist wipes and grease as blockage causes on its wastewater page. Wipes marked flushable are not. If a backup shows up in the lowest drain in the house first, that usually points to the main line, and our drain cleaning service is the first stop.

The TSHA describes Sanger-area soil as black and waxy, with Lake Ray Roberts about four miles east. Clay like that swells when wet and shrinks when dry. On a slab foundation it can stress lines under the floor, and in a yard it can crack or shift buried lines. A warm spot on the floor or a water bill that creeps up is a reason to call us for leak detection.

The Census counts 1,071 of 3,632 occupied homes on utility gas, 2,400 on electricity, and 50 on bottled or tank gas, so check whether your water heater is gas or electric before you order a part.

Who lives in Sanger’s houses

Sanger had 9,641 residents in the Census estimates, and 2,678 of its 3,632 occupied homes are owner-occupied. The ZIP code is 76266, Interstate 35 runs about ten miles north of Denton on the way in, and the newer subdivisions cluster on the east side along Highway 455. Owners of 1980s and 1990s homes are the ones most often deciding between one more repair and a replacement, and we lay out both options with numbers before you approve anything.

Plumbing questions in Sanger

Where does Sanger's water come from?

Six city wells in the Trinity Aquifer plus surface water from Lewisville Lake bought from the Upper Trinity Regional Water District, per the City's 2023 water quality report.

Do I need a permit for plumbing work in Sanger?

Most plumbing work does. The City's Building Inspection office applies the 2021 International Plumbing Code to permits issued on or after October 15, 2024. We pull permits for work that needs one.

Can I flush wipes in Sanger?

No. The City says moist wipes are not flushable and names them and grease as causes of blockages on its wastewater page. Put them in the trash, even if the package says flushable.

How far is Sanger from your Aubrey shop?

About 15 miles, roughly a 19-minute drive via FM 455. We offer same-day or next-day service and 24/7 emergency calls.

My house near downtown Sanger is from the 1940s. What should I watch for?

Low pressure at a single faucet, brown water after the house has been vacant, and drains that keep slowing down. Homes of that age can have galvanized supply lines and cast iron drains, so we look before we recommend a repair or a repipe.
