City wells, Mustang SUD, or both: start with your bill
In Pilot Point, the first question is who serves your address. The city runs its own system: seven groundwater wells that supply all of its water, 54.84 miles of water line and 2,324 connections, plus 34.42 miles of sewer with 17 lift stations, according to the city water and wastewater page. The city’s service area covers about 7.75 square miles. Mustang SUD covers about 50 square miles, which is 71% of the planning boundary, so many homes outside town are Mustang customers.
That split decides who you call about a main break, a meter or a billing question. City Hall and utility billing are at 102 E Main Street, (940) 686-2165. Your water bill tells you which system you are on, and the sewer setup for homes on Mustang water is worth confirming with the city. Your side of the meter is the part we repair.
A town platted in 1854
Pilot Point’s downtown was platted in 1854, per the Handbook of Texas, and it is a designated historic district. The walking tour lists the F&M Bank from 1896, the Tipton Hotel from 1890, the Ice House from 1935 and 114 W Main, built in 1872 and described as the oldest brick structure in Denton County.
The housing numbers show the same range, using Census data. The median home was built in 1997, but 112 homes predate 1940 and 240 predate 1960.
| Built | Homes |
|---|---|
| Before 1960 | 240 |
| 1960s | 53 |
| 1970s | 214 |
| 1980s | 381 |
| 1990s | 118 |
| 2000s | 393 |
| 2010s | 329 |
| 2020 or later | 203 |
Older supply and drain lines, where they remain, can corrode or let roots in. Low pressure, rusty water and slow drains in an older part of town are reasons to look at repiping or a drain line inspection.
The 1980s wave, now past 35 years
Pilot Point’s largest pre-2000 building decade is the 1980s, with 381 homes. Original water heaters in those houses are long gone or overdue, and what is left are shutoff valves that weep, supply connectors that have hardened, and pressure regulators that have given up. If you are touching one, it is worth replacing the others at the same visit.
Hot water that smells
The city publishes a guide on hydrogen sulfide in drinking water. It says a sour, rotten-egg smell from the hot side can come from bacteria in a water heater set low. If the smell comes only from hot taps, the heater is where we look first, checking the thermostat setting and flushing the tank. If it comes from cold water too, tell us, because the cause is different.
Sewer capacity and backups
Pilot Point is growing, from 4,381 residents at the 2020 census to an estimated 8,052 in 2025, per Wikipedia. The Texas Water Development Board approved $34,455,000 in 2023 for the city’s wastewater plant, including about 12,000 linear feet of force main and 4,200 linear feet of gravity sewer replacement. Those are city-side projects. If the backup in your house is at the lowest fixture, check whether neighbors are affected, then call us so we can tell whether it is your line or the city’s. Our sewer line repair page covers the work.
Permits, including water heaters
The city requires a building permit for plumbing work, filed through MGO Connect. Contractors register with the city, and water heater replacement needs a permit too. The city lists plan review at 10 business days and a permits office phone of (940) 241-0631 on its permits and inspections page. Tell us early if your project is more than a like-for-like swap, and we will build the permit step into the schedule. Waiting on plan review is not the same as waiting on us, and we will tell you plainly what each step needs. If the job is an emergency, such as a leaking tank, we make the home safe first and handle the paperwork right after.
Drainage around town and the first hard freeze
The city’s drainage and stormwater page describes flood-prone areas downtown and near major roads, open ditches, undersized culverts, and soils that are clay or sandy loam. Standing water against a slab or a yard drain that never empties can look like a plumbing problem even when the pipe is fine, so we check the lay of the ground as well as the line.
Cold is the other seasonal risk. DFW Airport logged 58 straight hours at or below freezing from January 24 to 26, 2026, according to the National Weather Service. Before the next one, insulate exposed lines, let outdoor faucets drip, and find your main shutoff. Our 24/7 emergency plumbing page explains what to do if a pipe lets go.
Horse country and lake-side lots
Pilot Point sits on US 377 less than two miles from the eastern shore of Lake Ray Roberts, and the city’s About page counts more than 25,000 horses and 300 ranches. Barns, hydrants and outbuildings add long pipe runs and freeze exposure. Our exterior plumbing repair page covers those. For heating, 45.0% of city homes use utility gas, 1.2% use propane and 52.3% use electricity, so we ask which fuel you have before we arrive.
