A neighborhood built in one wave
Providence Village is a master-planned community. Huffines Communities began developing it in 2000, and the town incorporated on May 8, 2010, according to Wikipedia. The median home was built in 2009, every housing unit is single-family, and the builders named include D.R. Horton and History Maker Homes, per city-stats.
When a large share of homes get their first water heater within a few years of each other, replacements tend to arrive together too. If your tank is original, it is probably past the 15-year mark. Rumbling noises, lukewarm water or a wet spot at the base are the usual signs. Our water heater repair and installation page explains how we decide between repair and replacement.
East of FM 2931, everything runs on electricity
The town’s business directory says it plainly: east of FM 2931 is all-electric, with no gas service. For those homes the water heater is an electric tank with heating elements.
- No hot water at all: we check the breaker, then the elements and thermostats.
- Warm but not hot, or short showers: often a failed lower element or heavy sediment in the tank.
- Water on the floor: a leaking tank cannot be patched. Shut off the water and the breaker, then call.
If your home is west of that line, tell us on the phone which fuel you have so we arrive with the right parts.
Where your water comes from and who handles what
Providence Village buys its water wholesale from Upper Trinity Regional Water District. The town distributes it, and Inframark operates and bills the system, per the town’s water and wastewater page. Upper Trinity draws from Lewisville Lake, Ray Roberts Lake and Chapman Lake. Wastewater goes to the district’s Riverbend Plant, and the town’s directory shows no private wells.
As a rule of thumb, the water provider handles the main and the meter, and the pipe from the meter to your house is yours. Your provider can confirm where that line is for your address. If the leak is on your side, that is where we come in.
Two boil notices on record
The town issued a boil water notice on February 16, 2021 for reduced line pressure. Another followed on January 25, 2024 after an industrial accident affected the water tower, and it was lifted on January 29. If you get another one, this is a sensible order of operations:
- Follow the notice for drinking, cooking and ice. These notices typically call for a rolling boil of at least two minutes.
- When service returns, run cold taps until the water clears, then the hot side.
- Look under sinks and around the water heater for new drips. Pressure swings can loosen old connections.
- If water stays discolored, sputters, or pressure stays low, call us.
Winter, clay and slabs
The 2021 notice came during the February freeze, and Denton was preparing for an arctic blast again in January 2026. Hose bibs and garage or attic lines are the first to freeze. Let them drip, and learn where your main shutoff is. If a pipe does burst, shut the water off at the main, switch off the breaker to an electric water heater if the tank area is wet, and call us any hour.
The ground is a quieter issue. Clay soils common across this part of Texas, described in the Texas Almanac, swell when wet and shrink when dry. On a slab foundation that movement can stress drain lines and pipes. Warm spots on a floor or a water bill that rises with no explanation are reasons to ask about slab leak repair.
Replacing an electric water heater
A replacement is a straightforward job when the tank is the same size and in the same spot. We shut off the breaker and the water, drain the old tank, set the new one, reconnect the lines and the power, then run it up to temperature while you watch. The installation cost depends on tank size, the condition of shutoff valves and connectors, and whether anything has to be brought up to current code. You get that number before work starts, and you approve it first. Our water heater maintenance page explains how flushing a tank each year can help the next one last.
What to have ready when you call
- Which side of FM 2931 you live on, or at least your street.
- Whether the problem is hot water only, or all water.
- Whether you have seen water on the floor, and if so where it is coming from.
- Where your main shutoff is. If you do not know, we will walk you through finding it.
Permits and the HOA
The town requires contractors to hold a valid registration and pull a permit, and it notes a red tag fee for unpermitted work on its plumbing page. Town Hall is at 1755 Main Street. We pull the permit when your job needs one, so you are not the one holding the red tag. Huffines lists FirstService Residential as the HOA manager, so check your HOA rules before changing anything visible from the street.
